Construction is well underway! The exterior sheathing is in progress, overhead plumbing rough-in  is advancing, and the Domestic and Fire water backflow preventers have been installed at Airport Boulevard.

Momentum is picking up.  With a promising forecast this week, the scaffolding will start to go up to close up the shell of the building this month.  Sitework continues to be on hold because of the heavy rains.   The lower-level slab has been placed and finished.  This completes the last of the building slab pours.  The kitchen overhead rough-in is nearly complete, and the hoods are expected to be installed this week.  Framing and in-wall rough-in of the upper-level bar is in progress.

The construction of the new facility is progressing.  The secondary road has been cut in, and the structure is up.  Work continues on the building beams, columns, and metal deck.

The construction progressed with the pile cap construction.  The erection of steel is expected to start this week, so we will soon see an actual building above the ground start coming to life!

The pile driving is completed, and the Building Division has approved the superstructure permit.  Through this week and next, they are pouring the concrete for the foundation.  The week of 9/5/23, they will begin receiving structural steel deliveries and start the erection towards the end of that week.  The steel erection will take approximately five weeks to complete.

Thank you for everyone’s patience during the noisy pile driving for the new Top Golf facility on the Bayfront.  We know it can be impactful to hear all day long.  It is estimated that the pile driving will be completed by Friday, August 4.  Also coming up, the concrete and rebar crew will start work on the foundation excavation and setting of the rebar next week.  The good news is there won’t be any noise from this construction activity.

Construction is progressing for the new Top Golf facility.  The foundation pile delivery is expected to begin on Monday, June 19.  The goal is to have them delivered in the morning to avoid the busier afternoons in the Murray parking lot.  The foundation pile drilling and driving are expected to start on Wednesday, June 21, and is expected to last until the end July.  You may hear noise from this activity during construction hours listed below. Construction is well underway. The preliminary round of pile driving is expected to start on May 1, 2023 and be completed on May, 2023. Noise should be expected between 8:00am and 7:00pm.

Construction Updates

April 4, 2023

Top Golf started work today.  The preliminary work will include potholing the site, stripping the turf, and grading and excavating.  Minor modifications will be made to the Murray Parking lot over the next month to allow access to the construction site.  The work will be primarily located at the top of the lot.  The first round of pile driving is expected to start on Monday, April 24.

 Project Background
On June 20, 2016, the City issued a Request for Proposals (RFP) for the lease management of the Golf Center site for the operation of golf or other recreational or entertainment activities that would be open to the public. On March 21, 2017, the City Council selected Topgolf USA Inc. as the preferred operator of the site. On May 21, 2018, the City Council adopted an Exclusive Negotiating Agreement (ENA) with Topgolf. The final lease agreement was executed in December 2022.

Project Description
The project involves replacing the existing driving range with a Topgolf commercial recreation and sports complex on an approximately 13-acre portion of City-owned property. The proposed 71,024 square-foot three-level building would include 102 climate-controlled hitting bays, a restaurant, outdoor dining, and indoor event space.

Topgolf is a premier golf entertainment complex. The Topgolf facility will feature 102 climate-controlled hitting bays where players hit golf balls with embedded microchips into an outdoor outfield enclosed by perimeter netting. Each hitting bay can accommodate up to six players at a time. Hitting bays include golf clubs, seating, and television screens to monitor sporting events and track Topgolf scoring. Topgolf features a five-patent technology platform gaming system in which players hit golf balls embedded with a radio frequency identification tag into the proposed 240-yard outfield, featuring eleven targets at various distances. Microchips in the balls track each player’s shot in real-time, giving points for accuracy or luck and making the driving range experience competitive and social.  

The outfield area (range) is approximately five acres and 240 yards from the tee line (at the building) to the net line and includes ten (10) illuminated round targets that are located 20 to 215 yards away from the tee line. The outfield perimeter will be completely enclosed by a transparent netting ranging in height from 90 feet to 205 feet high, secured by steel poles. In addition to the internal building areas, an external mini-golf activation area is also located on-site as part of the project. 

The project includes 475 parking spaces surrounding the main building and driving range in two parking lots. This is in addition to the lower parking field currently serving the existing driving range and soccer field. Access to the Topgolf site is through a shared access driveway along Anza Boulevard and a proposed driveway connection to Airport Boulevard.
