Multi-Family Residential Project

An application has been approved for construction of a new three-story, 11-unit residential condominium development with at-grade at 1509 El Camino Real.  The project will include two 1-bedroom units, five 2-bedroom units and four 3-bedroom units.  One of the 1-bedroom units has been designated as an affordable unit.

The project site consists of two separate lots, which will be combined into one lot for the proposed project.  One lot contains an 11-unit apartment complex, comprised of two, two-story buildings and one, three-story building and is zoned R-3 (multi-family residential).  The other lot contains a portion of Mills Creek and is zoned R-2 (two-family residential).  The existing apartment complex will be demolished to build the proposed 11-unit residential condominium development.

CITY COUNCIL PUBLIC HEARING - Tuesday, September 6, 2016

The Burlingame City Council held a public hearing on Tuesday, September 6, 2016, to consider introduction of an ordinance rezoning property from Two-Family Residential (R-2) to Multi-Family Residential (R-3), consideration of a General Plan Amendment to designate the property from Medium Density Residential to Medium-High Density Residential, a Mitigated Negative Declaration, a Condominium Permit, a Fence Exception, a Tentative Condominium Map, and a Tentative and Final Parcel Map for Lot Combination related to construction of a new three-story, 11-unit residential condominium development at 1509 El Camino Real.

PLANNING COMMISSION PUBLIC HEARING - July 25, 2016

The Burlingame Planning Commission held a public hearing on July 25, 2016, to review applications to rezone a portion of the property from Two-Family Residential (R-2) to Multi-Family Residential (R-3), a General Plan Amendment to designate the property proposed for rezoning from Medium Density Residential to Medium-High Density Residential, a Mitigated Negative Declaration, a Condominium Permit, a Fence Exception, a Tentative Condominium Map, and a Tentative and Final Parcel Map for Lot Combination related to construction of a new three-story, 11-unit residential condominium development at 1509 El Camino Real.  The Planning Commission recommended approval of the proposed applications.

Since the City Council is the final decision-making body regarding the request for Rezoning and General Plan Amendment, the Planning Commission’s action was in the form of a recommendation to the City Council.

Notice of Intent to Adopt a Mitigated Negative Declaration - In accordance with Section 15072(a) of the California Environmental Quality Act (CEQA) Guidelines, notice is hereby given of the City’s intent to adopt a Mitigated Negative Declaration for the proposed project.  The City of Burlingame has completed a review of the proposed project, and on the basis of an Initial Study and mitigations, finds that the project will not have a significant effect upon the environment. The Notice of Intent to Adopt a Mitigated Negative Declaration and Initial Study/Mitigated Negative Declaration are available for public review through the link below and at City Hall, Community Development Department - Planning Division, 501 Primrose Road, Burlingame, California, 94010.

The minimum comment period for this document is 30 (thirty) days and began on October 9, 2015 and officially extended to November 7, 2015. However, as November 7th is a Saturday and city offices would be closed, comments could be submitted until Monday, November 9th.

Building Height: 3 stories, 35'-6" to top of mansard roof; 44'-6" to top of tower element at front of building
